NEED TO KNOW
Get ready to return to the back alley of SUR, because Vanderpump Rules season 12 is on the way.
On Nov. 26, 2024, Bravo announced that the hit series was renewed — but with a brand-new cast going forward. The new episodes are set to premiere on Dec. 2.
“In the restaurant business, one shift always gives way to another. Cheers to the next generation of Vanderpump Rules,” SUR and TomTom owner Lisa Vanderpump, who will be the only returning cast member, said in a press release.
In the season 12 trailer, fans got a glimpse at the new cast finding each other on Hinge, exchanging fiery words between colleagues and mooning Vanderpump herself.
“This is SUR, we’re a family,” the restauranteur said in the clip. “They’re not perfect, but they’re mine.”
Here’s everything to know about Vanderpump Rules season 12, including the real reason Bravo decided to reboot the show.

“Scandoval” did a number on the Vanderpump Rules cast. Nearly two years after Ariana Madix discovered that Tom Sandoval was having an affair with their costar, Raquel Leviss, the friend group remains fractured, “still stuck in their feelings and refusing to bend,” a source told PEOPLE in November 2024.
“There had been a long pause in production, and nothing had really changed among the cast since the [season 11] reunion,” the source added. “The network felt there was no path forward with the group in that capacity.”
The original cast — Sandoval, Madix, Scheana Shay, Katie Maloney, Tom Schwartz, James Kennedy and Lala Kent — learned of the major series shakeup 24 hours before the news was made public in November 2024.
“They’re understandably upset that it’s all coming to an end, but no one was necessarily surprised,” an insider told PEOPLE. “It’s more relief that they finally have an answer.”
Bravo also hopes to take the show back to its roots — to a time when the cast’s ties to Lisa’s West Hollywood restaurant SUR and its owner were much stronger.
“This is an attempt to recalibrate and bring the show back to the thing that made it such a success to begin with. It’s a fresh start,” the source continued.
For those suggesting that the network could no longer afford to pay their high-profile cast, a second source denied those rumors, telling PEOPLE that Bravo decided on a reboot before salary negotiations even began.
“It was completely driven by creative,” the insider said. “There weren’t any negotiations happening between the cast and the network where money was even discussed.”
How did the former Vanderpump Rules cast react to the reboot news?

Unsurprisingly, the Vanderpump Rules cast had “mixed feelings” about the reboot news.
“It’s no secret I do not like change. This is the exception,” Kent wrote on Instagram. “I want to say thank you for rocking with us for so many years. This show changed my whole life. I’m unbelievably grateful for every moment. We rocked this bitch until the wheels fell off.”
Madix echoed Kent’s words in her own Instagram post.
“I am forever grateful to have been a part of such an incredible cultural phenomenon,” she said. “[I’m] feeling at peace with closing this chapter. I don’t know that these were the best days of our lives, but they were definitely something special.”
Meanwhile, Kennedy called his time on Vanderpump Rules a “wild ride” and Maloney said she “wouldn’t change a thing” about her time on the reality show.

Each episode will also be available to stream the next day on Peacock.

On Nov. 3, Bravo announced the new Vanderpump Rules cast — a “deep-rooted, dynamic group of friends, frenemies, and lovers that have been working for Lisa Vanderpump at SUR for years are shaking things up — from Pumptinis to chaos.”
The new cast includes Venus Binkley, Jason Cohen, Shayne Davis, Chris Hahn, Angelica Jensen, Marcus Johnson, Audrey Lingle, Natalie Maguire, Demy Selem and Kim Suarez. Hahn has previously starred on a reality show, having appeared on Netflix’s 2022 series Dated & Related.
Kent has shown her support for the new stars, telling E! News in October 2025 that while she doesn’t know them, she can’t wait to watch.
“I will say I’m very excited for them, because I know that feeling of being on TV for the first time,” she said. “It’s very fun. I’ve heard that it’s gonna be amazing.”

Several Vanderpump Rules cast members aren’t saying goodbye to reality TV just yet. Kent, Schwartz, Shay and her husband, Brock Davies, all appeared on season 2 of The Valley.
The VPR spinoff follows several of their former castmates, including Jax Taylor, Brittany Cartwright and Kristen Doute, as they “trade bottle service in West Hollywood for baby bottles in the Valley all while they navigate bustling businesses, rocky relationships and feisty friendships,” per the show’s official synopsis.
A third season of the show is on the way, but Taylor announced in July 2025 that he won’t be a part of it. In a statement to Variety, he said that he plans to focus on “my sobriety, my mental health, and coparenting relationship” instead of filming the show.
Kent will be starring on The Valley season 3, telling OK! in October 2025 that she’s now “filming with everyone.” She’s also enjoying motherhood, raising two daughters: Ocean, who was born in March 2021, and Sosa, whom she welcomed via IUI in September 2024.

Several Vanderpump Rules alumni aren’t hitching their wagons to The Valley. Instead, they’ll appear on other reality shows.
In January 2025, fans watched Sandoval compete on season 3 of The Traitors. Meanwhile, Madix reprised her role as host on Love Island USA season 7.
Madix has a lot of other projects happening, too. In 2024, she wrapped up a successful run as Roxie Hart in the Broadway musical Chicago.
Meanwhile, Shay has been hosting her podcast, Scheananigans, released new music and debuted her memoir, My Good Side. In an October 2025 episode of her podcast, Shay revealed that she turned down a part on The Valley season 3, sharing that she didn’t think it was the right “next step” for her.
When announcing the season 12 reboot, Bravo also shared that a season 11 retrospective special is on the way, which will celebrate “the past decade of heartbreaks, friendship rifts and scandals.” The special, titled Vanderpump Rules: Raise Your Glass to 11 Seasons, is set to premiere on Bravo on Nov. 25.
